Summary:
The Sr. Director of Property Preservation and Hazard Claims reports to the VP of REO/Property Preservation and works closely with the internal operational departments as well as external vendors. The primary responsibility is ensuring state and federal regulations, agency guidance, investor/insurer regulations, and policy and procedures are followed. This role is responsible for compliance, mitigating risk and loss exposure for all properties managed in Property Preservation. The Director must demonstrate a strong knowledge of rules/regulations for FHA, VA, USDA, Fannie Mae and Freddie Mac. The Director is responsible for identifying any and all issues which may cause deterioration to Freedom Mortgage serviced assets and implement policy and procedures to prevent further risk to the portfolio. The Director also oversees the Hazard Claims department, ensuring that all properties are reviewed for damage and damages are assessed for the need to file a Hazard Claim. That team monitors all claim activities with carriers for all Default Serviced Assets and the Director is responsible for ensuring the team files all appropriate claims and all recoverable claims funds are received and applied appropriately. The Director will also work closely with the Escrow Claims department as assets transition from current to delinquent.
Essential Job Duties and Responsibilities:
- Examines documentation and processes to ensure control points are executed in adherence to regulatory and agency guidance, policies and procedures.
- Monitors all reporting for performance and staffing requirements
- Creation and oversight of all department goals and KPI's being communicated to the entire department
- Responsible for referrals to Best Execution Team when a high-risk asset is identified and ensuring billbacks are handled appropriately
- Oversight of damaged properties to ensure loans are processed in accordance to investor and insurer requirements.
- Responsible for reviewing and approving over-allowable bids.
- Oversight of the hazard claim process. Ensuring all insurance proceeds are obtained and handled appropriately through disposition of the asset.
- Responsible for conducting monthly vendor scorecard meetings to discuss performance and strategies.
- Identifies and delegates or resolves problems within all SLA's and promotes an atmosphere to empower problem solving for the departments.
- Work to address all regulatory changes internally and with external partners.
- Bring industry news and data to the business to enhance and improve processes as applicable
- Work with senior management to develop and implement new or revised processes and guidelines. Assist in identification of business drivers and trends as well as development and execution of strategic initiatives working with management to define the direction of the business
- Establish and foster a work culture at all levels within the operation, which is positive, collaborative, respectful and capable of driving long term operational sustainability.
- Review reports to ensure data transmissions and system integrity of all property preservation information. Review of current reports and assistance with identification of new reports, including ensuring department SLAs are met.
- Management responsibilities, including hiring and training employees, directing work, monitoring and completing performance evaluations, employee recognition and discipline, addressing complaints and resolving problems.

- Maintain regular and punctual attendance.

- This position has direct reports. Manages staff and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. - Able to work collaboratively with others.
- Articulate and effective communicator able to prepare and deliver detailed oral and written presentations to senior management.
- Able to complete assignments independently and meet reporting targets.
- Exceptional knowledge of GSE, FHA, VA & USDA property preservation requirements.
- Must be MS Office proficient.
- Intermediate Excel experience, specifically using pivot tables and VLOOKUP's.
- Outlook Experience, prior shared mailbox experience a plus
- Able to work in a fast-paced dynamic team environment.
Education and/or Experience:
- Bachelor's Degree from a Four (4) year College or University and six+ (6+) years of experience or equivalent combination of education and experience (10+ years Mortgage/Financial Services Experience, 4-6 year in Property Preservation)
- 8-10 years supervisory experience with 8+ years of direct experience in Mortgage Default Property Preservation.
