- Director of Maintenance
Description
Directs and coordinates all phases of maintenance activities of workers engaged in repair and maintenance of buildings, grounds, and utility systems of housing developments and auxiliary buildings, offices and warehouse or other PHA establishments by performing the following duties personally or through subordinate supervisors:
Ø Reviews job orders to determine work priorities. Schedules repair, maintenance, and installation of machines, tools, vehicle fleet; buildings, facilities and equipment to ensure continuous production operations.
Ø Coordinates activities of workers in maintaining the buildings, facilities, and grounds of all PHA properties.
Ø Directs maintenance activities on utility systems to provide continuous supply of heat, steam, electric power, gas, or air required for operations.
Ø Develops and implements preventive maintenance and inspection program in conjunction with Modernization Officer and maintenance staff.
Ø Reviews production, quality control, and maintenance reports and statistics to plan and modify maintenance activities.
Ø Inspects machines, tools and equipment for conformance with operational and safety standards.
Ø Plans, develops, and implements new methods and procedures designed to improve operations, minimize operating costs, and effect greater utilization of labor and materials.
Requirements
- Bachelor's degree (B. A.) from four-year college or university; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to read, analyze, and interpret common scientific and technical journals, financial reports; and legal documents. Ability to respond to common inquiries or complaints from customers, regulator agencies, or members of the business community. Ability to effectively present information to top management, public groups, and/or boards of directors.
- Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Must possess a current, valid Florida Driver's License.
